Service Provided: Shingle & Metal Roof Replacement Estimates | Branch: Kingsport, TN (serving Johnson City & the Tri-Cities area)
A 2-story home in Johnson City came to Cenvar with a roof somewhere in the 10-to-15-year range, a small active leak, and a second leak in what the homeowner described as a "real flat spot" on the roof. Previous repairs — done by another contractor — hadn't fully solved it. When Cenvar's lead center booked the call on April 20, 2026, the homeowner asked for something specific: side-by-side quotes for both a shingle replacement and a metal replacement before making a decision. An estimator from our Kingsport branch — which serves Johnson City and the surrounding Tri-Cities area — went out to scope the project.
Low-slope or "flat" sections on an otherwise steep roof are among the hardest areas to waterproof with standard architectural shingles. At pitches below 4/12, water moves slowly enough that wind-driven rain and snowmelt can push back up under the shingles and find the decking. Shingles by themselves aren't designed for that — they rely on gravity. That's why every square inch of decking pitched below 4/12 on a Cenvar job gets full coverage in Cenguard Ice & Water Shield, not just synthetic underlayment. It's a rubberized membrane that seals tightly around every fastener.
When a roof is also 10 to 15 years old with prior patchwork, a flat-spot leak is almost never a one-time fix. The underlayment has aged, the sealant around old repairs has cured and cracked, and any new patch lands on a substrate that's already compromised. At that point, continuing to patch small leaks quietly stacks up into a bigger bill than a planned replacement would have been. This matches what we see regularly on leak calls in the Tri-Cities — for instance, a similar leak evaluation we wrote up in Johnson City.
The roof scoped out at 24.7 squares across 18 facets — 80 linear feet of ridge, 53 linear feet of hips, 102 linear feet of valleys, and 5 plumbing boots. Both estimates were built on that same measurement package.
Option 1 — Architectural shingle roof replacement:
Priced at three package tiers: Silver $10,589 (5-year workmanship / 10-year material), Gold $12,189 (25-year Cenguard), Platinum $13,679 (Lifetime Cenguard + Lifetime Tool pipe boots).
Option 2 — Metal roof replacement:
Standing seam metal is a serious longer-term play on a roof with a low-slope section. Metal handles low pitch far better than shingles, carries a longer service life, and sheds snow and debris more reliably in mountain-adjacent climates like East Tennessee. For a visual reference of what a standing seam finish looks like in this market, we recently installed a Dove Gray standing seam metal roof in Johnson City.
Both paths come with no money down, Cenvar's 100% satisfaction guarantee, and a Cenguard workmanship warranty scaled to the package tier selected.
If you're in Kingsport, Johnson City, Bristol, or anywhere in the Tri-Cities area and you've got an active leak — especially paired with an older roof or a low-slope problem area — that's usually the point where a side-by-side estimate beats another patch job. Our Kingsport estimators will scope the roof, flag what needs to be addressed, and give you options for both shingle and metal so you can make the call that fits your home and your budget. Request a free roofing estimate and we'll meet you at the home.
