Retiring a 1988 Roof in Afton, VA: A Steep 13-Facet Replacement with a New Velux Skylight

Back to Recent Projects

When a roof has been protecting a home since 1988, it has earned its retirement. That was the situation at this property in Afton, Virginia, where a nearly 37-year-old shingle roof had reached the end of a long, faithful service life. The homeowner made the smart call to replace proactively rather than wait for a leak to force the issue. While this specific project took place in Afton, it serves as the perfect example of the exact types of aging-roof replacements our Charlottesville roofing team handles every day.

Why a Late-1980s Roof Was Living on Borrowed Time

Asphalt shingles from that era were typically rated for 20 to 25 years. At roughly 37, this roof had outlived its design life by more than a decade — the kind of aging where granule loss, brittle shingles, and worn-out flashing quietly stack up until the first interior stain appears. Replacing before failure is almost always cheaper than replacing after water has found the decking. After weighing both metal and shingle options, the homeowner chose a premium architectural shingle system through a full shingle roof replacement, starting with a complete tear-off down to a clean deck so every layer could be rebuilt correctly.

A Steep, 13-Facet Roof That Demanded Precision

This was no simple rectangle. The roof spans 13 separate facets, a steep 12/12 pitch, 43 linear feet of valleys, and 89 feet of ridgeline across 23.9 squares. A 12/12 pitch is a 45-degree slope — steep enough to require specialized steep-roof labor and fall protection, and unforgiving of shortcuts. Every valley and every transition is a place where water concentrates, so on a roof this cut-up, the flashing work matters as much as the shingles themselves.

The Cenguard Gold System, Layer by Layer

The homeowner selected our Cenguard Gold package in Owens Corning TruDefinition Duration architectural shingles, color Williamsburg Gray — a 50-year-rated, wind-resistant shingle with SureNail technology built for steep slopes (see the product line). Here is what went onto the deck:

  • Cenguard Ice & Water Shield in all 43 feet of valleys, along eaves, at every pitch change, and around all penetrations.
  • Cenguard Synthetic Underlayment across the remaining deck for a full secondary moisture barrier.
  • Complete flashing replacement — 64 feet of step flashing plus 54 feet of counter and skirt flashing, with the chimney, dormers, transitions, and lower eyebrow all re-flashed, and 7 feet of flashing "cut in" to masonry for a permanent seal.
  • Three lifetime plumbing boots instead of standard rubber boots that crack within a decade.
  • Black aluminum drip edge at all eaves and rakes to complement the gray shingle.

A New Velux Skylight, Done Right

The original roof had an aging skylight that was no longer worth re-using — re-flashing around a tired skylight is a leak waiting to happen. Rather than gamble, our crew installed a brand-new Velux solar-powered skylight (model FCM 3434) with a fresh flashing kit, complete with a white room-darkening blind and remote. It is backed by Velux's 10-year leak-free warranty, and because it was installed fresh into a new roof system, it integrates seamlessly with the surrounding shingles instead of fighting them.

Ventilation and a Warranty That Travels

To keep the new roof breathing, we installed 82 feet of Cenguard ridge vent across the qualifying ridges, moving hot, moist attic air out before it can shorten shingle life. The completed system carries the 25-year Cenguard Gold warranty, covering both workmanship and materials and transferable if the home sells within five years — a genuine resale asset. And as always, the homeowner paid $0 down with nothing due until the job was finished, backed by our 100% satisfaction guarantee. For those who prefer to spread the cost, Service Finance financing is available too.
