The Low-Pitch Solution & Itemized Estimate

This 1-story home featured a specific architectural challenge: it had a very low 3/12 roof pitch. Standard underlayment codes change when a roof is this flat, and our proposal reflected the necessary upgrades to keep the home safe:

  • Full Deck Waterproofing: On a 3/12 pitch, water drains slower and is more prone to wind-driven backing up. Instead of just standard synthetic paper, our proposal mandated 9 rolls of Cenguard Ice & Water Shield to provide full deck coverage, completely sealing the underlying plywood.
  • High-Wind Shingles: We quoted 17 squares of premium Tamko Titan XT Architectural Shingles, which are engineered specifically for extreme wind resistance.
  • Ventilation Overhaul: The home was suffering from outdated, rusting box vents. Our itemized quote included removing these and installing 7 brand new Aluminum Slant Back 8" Static Vents to properly exhaust hot attic air.
  • Permanent Penetration Seals: We included replacing the old plumbing collars with 3 new Lifetime Plumbing Boots (1.5" size) to ensure the new roof's most vulnerable points never leak.‍
