He'd seen the chalk markings their inspector left on the shingles to flag the problem areas, but those markings didn't add up to a roof that needed to be torn off and rebuilt. He wanted a second opinion — and more specifically, he wanted someone willing to just fix what was broken.
That kind of skepticism is healthy. A 13-year-old asphalt roof can absolutely have life left in it, especially if the underlying decking and flashing are sound. The fact that an inspector saw enough damage to flag with chalk doesn't automatically mean the roof is failing system-wide. Sometimes a few blown-up shingles is just a few blown-up shingles.
Our crew took a careful look at the front left facet — the area Eric and the previous inspector had identified — and confirmed what he suspected: the damage was localized. Four to five shingles in that section had lifted and cracked, likely from wind exposure, but the rest of the roof field was holding up well for its age.
That assessment matters. We'd rather be the company that tells you "you don't need a new roof yet" than the company that pushes a five-figure replacement onto a homeowner who only needed a small section of shingle work. A note we gave Eric upfront: shingle color will not be an exact match on a 13-year-old roof. UV exposure shifts granule color over time, so even using the original product line, the patched section will read slightly different from the surrounding field. That's a tradeoff we're transparent about with every repair — and one Eric was comfortable with given the alternative was a full replacement he didn't want.
