Service Provided: Shingle Roof Replacement | Branch: Blacksburg, VA
Christine Luketic called Cenvar for a repair estimate. She had at least two leaks in her roof on Alice Drive in Blacksburg, she'd seen our billboards around town, and she wanted a patch — not a project. Our lead center booked the call in mid-March, and estimator Scott Seifert from our Blacksburg branch went out shortly after. What he found on the roof changed the scope of the job.
Christine's home is a 2-story-plus-basement with existing solar panels on the roof, and the only way up was through a bedroom window — a detail worth mentioning because it's a good reminder that not every roof is easy to assess from ground level. Once on the roof, Scott documented five distinct end-of-life conditions:
Any one of those would be fixable as a repair. All five together meant a repair on the ridge vent would stop the current leak but the next one was already being set up elsewhere on the roof. Scott gave Christine the honest recommendation: a targeted repair would spend money on a roof that was going to need full replacement within a year or two anyway. She agreed, and the project changed from repair to full tear-off.
If you're not sure whether your own roof is in repair territory or replacement territory, our rundown of the five warning signs that a roof is past repair covers the exact conditions Scott found on this job, in non-technical language.
Christine chose our Cenguard Gold Package — a full shingle roof replacement on a roof with real geometric complexity: 13 facets, 88 linear feet of ridge, 45 linear feet of valleys, 28 LF of hips, and a 6/12 pitch. Here's what went on:
On the existing solar: the panels stayed in place. Our warranty covers leaks that develop around solar installations in full only when we do both the roof and the solar system. When we do just the roof — as we did for Christine — the warranty on the roof itself is unaffected, but any future leaks that develop specifically at the solar penetration points may not be covered in full. We explain this up front so homeowners with solar know exactly what the warranty picture looks like before work starts.
Christine financed the project through our partner lender. Cenvar offers $0-down roof financing with a range of term lengths, and the approval and payment conversation happens between the homeowner and the lender directly — we're not the credit provider, we just connect you to one. The Silver package came in at $11,639 and the Gold package at $12,579; Christine weighed both and went with Gold for the 25-year warranty and the full ice-and-water coverage.
How does an estimator decide if I need a repair or a full replacement?
It depends on how many failure points there are and how old the rest of the roof is. A single failing component on an otherwise-healthy roof — a cracked vent boot, a lifted flashing, a small shingle tear — is repair territory. Multiple failing components on a roof that's also showing age-related wear (granule loss, brittleness, exposed underlayment) is usually replacement territory, because fixing one problem just gives you time before the next one surfaces. Scott documents what he finds in writing, explains what each option would cover, and leaves the decision to the homeowner. Nobody gets pressured into the larger scope.
I have solar panels on my existing roof — what happens during the replacement?
The panels stay where they are. Our crew works around the existing solar array during tear-off and install. One thing worth knowing on the warranty side: our full leak warranty around solar installations applies when Cenvar does both the roof and the solar system. When we do only the roof, the warranty on the roof itself is unaffected, but any future leaks specifically at the solar penetration points may not be covered in full. If you're considering solar in the future, doing both projects together simplifies the warranty picture.
What if something fails after you install the roof?
You're covered by the manufacturer's product warranty on the shingles and our 25-year Cenguard Gold workmanship warranty on the install itself, plus the 100% satisfaction guarantee. The warranty is transferable to a future owner within 5 years of completion — useful if the home is sold before the full 25 years is up.
If you've got a leak — or two — and you're not sure whether you're looking at a targeted fix or a full replacement, the honest answer isn't visible from the ground. An in-attic inspection combined with a roof walk is what tells you. Schedule a free roof inspection with our Blacksburg team and we'll document what's going on up there, walk you through both options if both are valid, and give you clear numbers on either path.
