For this homeowner on Derby Lane, replacing the 20-year-old roof was about more than just new shingles; it was about maintaining the integrity of the home's envelope. The property features spray foam insulation in the attic, which changes the rules of roofing. Unlike a traditional vented attic, a spray foam attic is a "conditioned" space that must remain sealed.‍Our Charlottesville team recognized this critical detail immediately. The existing roof had an old turbine vent that broke the thermal seal. Our scope of work focused on removing this inefficiency and installing a watertight system that works with the insulation, not against it.‍

Key Upgrades & Materials

We designed the replacement to respect the home's specific building science requirements while upgrading its durability.‍The project specifications included:

  • Sealed System: Because of the spray foam insulation, we did not install ridge vents. Instead, we removed the old turbine vent and "roofed over" the opening, creating a completely sealed roof deck as required for this insulation type.
  • Wind-Resistant Shingles: We installed Tamko Titan XT Architectural Shingles in the color Shadow Grey. These provide the necessary durability and wind resistance for the exposed roof planes.
  • Leak Protection: We installed O.C. Rhino Ice and Water Shield along the eaves and transitions to prevent water intrusion, backed by Tamko Synthetic Underlayment for the main deck.
  • Detailed Flashing: We replaced the Step Flashing and Counter Flashing to ensure the walls and chimney remained watertight.

Future-Proofing: Solar & Gutters

The homeowner expressed interest in both gutter replacement and solar energy. By removing the old turbine and creating a clean, unobstructed roof plane with the new Shadow Grey shingles, we effectively prepared the canvas for a future solar array, should they decide to move forward with renewable energy.‍
