Project Case Study: New Home, Unknown Roof Age

When you buy a new home, you inherit its history—including the age and condition of the roof. For a recent customer located off Route 15 on Sawmill Road in Farmville, they had purchased their home just two months prior and were unsure exactly how old the asphalt shingles were. While there were no serious active leaks, they wisely wanted to get ahead of the curve and plan for a standard shingle replacement for both the main house and the garage within the next couple of years, aiming for a fall installation.

Adding a layer of complexity, the home currently has solar panels of an unknown age installed on the roof. The homeowner is considering having them fully removed by a third-party solar company prior to the roof replacement. To get the ball rolling on an accurate quote, the customer specifically requested an EagleView measurement report.‍

The Power of EagleView in the Roofing Space

In the modern roofing industry, tools like EagleView are an incredible asset. By using high-resolution satellite imagery, an EagleView report provides hyper-accurate, 3D measurements of a home's roof. It precisely calculates the square footage, the exact pitch (steepness), and the linear feet of all the ridges, hips, and valleys.

This technology allows us to generate a highly accurate materials list for standard shingle installations without having to manually run a tape measure across every inch of the roof. It speeds up the estimating process and ensures you are only paying for the exact amount of material your home requires.

Why "Boots on the Roof" Still Matter

While EagleView is a fantastic tool, you should be very wary of any roofing company that only relies on a satellite report to give you a quote. An aerial photo cannot tell you the true health of your roofing system.

It is absolutely vital that a roofing professional still gets onto the roof and goes inside your attic to assess the full picture. Here is what a satellite cannot see:

  • Hidden Decking Rot: An EagleView can't tell if the plywood beneath your shingles is soft, rotting, or compromised by past moisture. We have to inspect the attic to look for water stains and assess the decking's structural integrity.
  • Ventilation Issues: A roof that can't breathe will cook your shingles from the inside out. A physical inspection allows us to evaluate your intake and exhaust ventilation to ensure your new roof lasts.
  • Failing Flashings & Boots: Satellites cannot spot a cracked rubber pipe boot or rusted chimney flashing—which are the most common sources of roof leaks.
  • Solar Panel Integration: Because this home has existing solar panels, a physical inspection is necessary to coordinate exactly how the roof deck beneath the panels has been impacted and how to prep the surface once the third-party company removes them.‍
