
Our Richmond roofing team recently visited a home on Park Avenue after the new homeowner noticed significant water damage on the roof decking shortly after purchasing the property. The home has a shingle roof with a small metal extension in the back, and the homeowner requested a full replacement estimate to address the deteriorated plywood and upgrade the roof system before problems worsen.
During the inspection, multiple areas of the plywood decking showed signs of long-term moisture intrusion. While there doesn’t appear to be structural damage, the decking itself has begun to weaken, especially beneath sections where the older shingles have worn thin. The metal extension in the rear of the home is in better condition and can remain as-is, but the primary roof system requires replacement to prevent further water penetration.

Because the home also includes a small TPO or rubber section at the back, additional materials such as TPO membrane, seam tape, bonding adhesive, insulation plates, termination bar, and mastic were included in the supplementary materials list to ensure the flat section is sealed properly.
Replacing the damaged decking during tear-off will give the home a structurally sound foundation for the new roof and eliminate the moisture problems the homeowner inherited from the previous roof system.
