Identifying an "End-of-Life" Roof

The homeowner noted that the roof was over 18 years old and hoped a simple repair might be an option. Unfortunately, patching an old roof is like putting a band-aid on a dam; it's a temporary fix that often leads to more expensive damage down the road.

We performed a comprehensive inspection and documented several critical failure points, proving that a full replacement was the only safe option:

  • Failing Flashing: The metal flashing around the large masonry chimney was heavily deteriorated and peeling away from the brick, creating a major vulnerability for water intrusion.
  • Compromised Pipe Boots: The rubber seals on the plumbing vent boots were cracked and failing, which is one of the most common sources of active attic leaks.
  • Brittle, Degraded Shingles: At 18+ years old, the asphalt shingles had lost their protective granules, become brittle, and were actively curling and cracking across the roof.

The Replacement Proposal

Because the roof was too degraded to safely hold a repair, we provided a detailed, itemized estimate for a full replacement to protect her home.

The estimate included:

  • Full Tear-Off: Removing the old, failing materials down to the plywood decking to ensure a healthy foundation.
  • Advanced Waterproofing: Installing Cenguard Ice & Water Shield in all vulnerable areas, combined with Cenguard Synthetic Underlayment across the remaining decking.
  • Premium Shingles: Installing 26 squares of heavy-duty Architectural Shingles.
  • Lifetime Protection: Upgrading the failing plumbing vents with new Lifetime Plumbing Boots to permanently seal those penetrations.
  • Optimized Ventilation: Installing new Cenguard Ridge Vents to ensure the attic breathes properly and extends the life of the new shingles.‍
