Our Kingsport roofing team visited a home on North Wilcox Drive after the homeowner requested a full replacement estimate. The customer has an open insurance claim for hail damage from Hurricane Helen and wanted a professional inspection to confirm the roof’s condition. He noted a sagging spot near the back patio and suspected additional wear due to the age of the roof, which is estimated to be over 10 years old. The homeowner will be onsite to meet the crew when the inspection takes place.
The home is a one-story structure with a traditional asphalt shingle roof. During the visit, we evaluated the area near the back patio where sagging was observed, as this often indicates moisture intrusion or weakened decking beneath the shingles. Sagging areas are common after hailstorms or extended water exposure, especially when underlayment or flashing begins to fail.
With a hail-damage claim already filed, our inspection focused on documenting shingle bruising, granule loss, compromised seal strips, and any storm-related impact indicators that insurance companies typically require.
Based on the uploaded proposal, the recommended solution is a full tear-off and replacement using Owens Corning TruDefinition Duration architectural shingles, installed under the Cenguard Gold Package. The contract outlines the full scope of materials and installation steps, including:
• Tear off old shingles to a clean deck
• Repair any rotten OSB or plank decking (first 2 sheets free)
• Install metal drip edge on all roof edges (brown, black, or white)
• Apply ice and water shield at eaves, valleys, pitch changes, penetrations, and wall transitions
• Install synthetic underlayment across remaining roof deck
• Use correct starter strips at eaves and rakes
• Replace all vent boots and air vents
• Replace and cut in all step flashing and counter flashing into masonry
• Install ridge vent on all applicable ridges
• Use proper, product-specific ridge caps
• Warranty options: Cenguard Silver, Gold, and Platinum (Gold selected in proposal)
• Total estimate shown: $7,655
