The Scope: Repair and Ventilation

The homeowner noted that shingles on both the front and back of the roof were buckled or lifted, creating a potential risk for future leaks. To address these issues and improve the overall health of the roof system, the proposed work included:

• Repair Work: Replacing some areas on the roof where shingles are lifted. The color of the new material will be matched as closely as possible, using the Driftwood color where available, though a color difference with the existing material is likely.

• Leak Watch: Although the homeowner was not 100% sure about an active leak, the lifted shingles indicated a need for repair. The proposal included a standard disclaimer that wood repair for any rotten wood caused by existing leaks would be charged at a rate of $100.00 per sheet of OSB or $8.00 per plank board linear foot.

• New Solar Fan: Installing a new solar power fan on the back left section of the roof. This fan has a 5-year warranty for mechanical defects.

• Bathroom Vents: Cutting out and installing two 4-inch Broan vents over the bathrooms. These vents are located on the right side on the back of the house.

The Agreement Grand Total for this scope of work was set at $1,100.00.
